Cold calling vs SMS vs direct mail in 2026 — what's actually working?

Direct mail response rates have been brutal for me this year (under 0.4%). Cold calling still works but the new TCPA rules and call-blocking apps are killing connect rates. SMS is in regulatory limbo.

What channel is currently giving you the best $/lead? And how much are you spending to acquire a lead that actually goes under contract?
