Welcome to the community! This is your place to ask the wholesaling questions you'd ask your most experienced mentor — no judgement, no fluff, no upsells.

A few ground rules to keep this space valuable:

1. No links to your own coaching/courses/affiliates. This is not a place to sell. Drive-by self-promo gets deleted. If you have genuine value to share, do it inside an answer — your reputation will earn you followers organically.

2. Real numbers, real deals, real questions. Don't ask hypotheticals. Tell us exactly what's in front of you — the address (or city), the ARV, the repair scope, the seller's situation. Specific gets you specific answers.

3. Mark the answer that helped. When someone untangles a problem for you, click Mark as Best Answer. They earn reputation, future searchers find the truth faster, and you keep the loop tight.

4. Help when you can. The fastest way to grow your network here is to answer someone else's question before you ask your own. Reputation compounds — top contributors get featured weekly and unlocked private rooms once we hit critical mass.

What to ask about:

• Specific deals you're stuck underwriting (use the Analyzer first, then bring the report here for a sanity check)
• Negotiation tactics that worked or failed
• Skip tracing / cold outreach playbooks
• Title, attorney, and assignment contract questions
• Buyers list growth, JV partners, and dispo strategy
