Terms of Service

By creating an iSpeedToClose account, you agree to these Terms. iSpeedToClose is operated by Perrin Properties, LLC (a Pennsylvania limited liability company) doing business as iSpeedToClose.com (“we”, “us”, or “iSpeedToClose”). We provide software tooling — lead CRM, deal analysis, listings discovery, alerts, and reporting — for real-estate wholesalers and investors. You retain ownership of your data; we retain ownership of the platform.

1. Eligibility & account

You must be at least 18 years old and legally able to enter into contracts in your jurisdiction. You are responsible for keeping your password confidential and for all activity on your account. Notify us immediately at iSpeedToClose@gmail.com if you suspect unauthorized use.

2. Acceptable use

You agree not to use iSpeedToClose to (a) misrepresent listings, sellers, or your role in a transaction; (b) harass or defraud sellers, buyers, or any third party; (c) violate state real-estate licensing, wholesaling, or assignment-disclosure requirements; (d) circumvent any technical or usage limit of the platform; or (e) scrape, resell, or redistribute data obtained through the service to third parties. You are solely responsible for compliance with the wholesale, assignment, brokerage, and disclosure laws of your operating jurisdiction.

3. Subscriptions, trials & billing

New accounts start with a free trial (default 14 days). Paid plans renew automatically at the cadence you selected (monthly or annual) until cancelled. You may cancel any time from the Customer Portal; cancellation takes effect at the end of the current paid period and no refunds are issued for partial periods except where required by law. Payments are processed by Stripe, Inc.

4. Your content & license

You own the leads, deals, notes, capture forms, and other materials you upload (“Your Content”). You grant us a limited, worldwide, non-exclusive license to host, process, and display Your Content solely to operate and improve the service on your behalf. You represent that you have the right to upload and use Your Content and that it does not infringe any third-party right.

5. Third-party data

iSpeedToClose surfaces market data, AVMs, comparable sales, and AI-generated verdicts sourced from third-party providers (including RentCast, BatchData, and Anthropic Claude). These are starting points, not final investment guidance. You must independently verify property condition, ARV, repair estimates, comps, title, and seller authority before making any offer, assignment, or purchase.

6. Disclaimer of warranties

The service is provided “as is” and “as available” without warranties of any kind, whether express, implied, statutory, or otherwise. We do not warrant that the service will be uninterrupted, error-free, secure, or that any data will be accurate or complete. We are not a real-estate brokerage, are not licensed to give legal, tax, or investment advice, and do not act as your agent.

7. Limitation of liability

To the maximum extent permitted by law, our aggregate liability arising out of or relating to these Terms or the service is limited to the amount you paid us in the twelve (12) months preceding the event giving rise to the claim, or one hundred U.S. dollars (US$100), whichever is greater. In no event will we be liable for any indirect, incidental, consequential, exemplary, or punitive damages, lost profits, lost revenues, or lost data.

8. Indemnification

You agree to defend, indemnify, and hold harmless Perrin Properties, LLC, its members, officers, employees, and agents from any claim, demand, or damages (including reasonable attorneys' fees) arising out of your use of the service, your violation of these Terms, or your violation of any applicable law or third-party right.

9. Termination

We may suspend or terminate accounts that violate these Terms or applicable law. You may delete your account at any time from Settings. Sections 4-11 survive termination.

10. Governing law & disputes

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law rules. Any dispute arising out of or relating to these Terms or the service will be brought exclusively in the state or federal courts located in Pennsylvania, and you consent to personal jurisdiction and venue there. If any provision is held unenforceable, the remaining provisions remain in full force and effect.

11. Changes to these Terms

We may update these Terms from time to time. Material changes will be announced by email or in-app notice, and we may require re-acceptance before continued use. Your continued use of the service after the effective date of an update constitutes acceptance of the updated Terms.
