The 5 KPIs every landlord runs

Gross Rent − Vacancy − OpEx       = NOI (Net Operating Income)
Cap Rate      = NOI ÷ Purchase Price
Cash-on-Cash  = Annual Cash Flow ÷ Total Cash Invested
DSCR          = NOI ÷ Annual Debt Service       (lenders want ≥ 1.25)
GRM           = Purchase Price ÷ Annual Gross Rent  (rule of thumb: <100 = good)
