Essential Wholesale Terms

ARV (After-Repair Value) — What the property will sell for once fully renovated. Pulled from sold comps within 0.5 mi and 90 days.

MAO (Maximum Allowable Offer) — Highest you can pay and still leave room for everyone's profit. Classic formula: ARV × 70% − repairs − your fee.

EM (Earnest Money) — Deposit shown to seller as good-faith commitment to close. Wholesale norm: $10–$500.

Assignment — Transferring your contract rights to another buyer for a fee. The bread-and-butter wholesale exit.
