Privacy Policy

iSpeedToClose is operated by Perrin Properties, LLC dba iSpeedToClose.com (“we”, “us”). We collect only what we need to run the service: your account info (email, name), the property records you enter, the searches you save, and basic usage analytics. We don't sell your data — full stop.

1. Data we collect

• Account data: email, name, password hash, brand customisation, TOS/privacy consent record (version + timestamp).
• Workspace data: leads, deals, saved searches, capture forms, win stories — all owned by you.
• Analytics: page views and conversion-funnel events (no third-party trackers).
• Payment data: handled entirely by Stripe — we never see your card number.
• Mobile / SMS data: phone numbers and SMS opt-in consent records (timestamp, IP address, consent-text snapshot).

2. How we use it

We use your data to (a) provide and operate the service; (b) send transactional emails and SMS the user opted in to; (c) enforce our Terms and prevent abuse; (d) improve product features based on aggregate usage; and (e) comply with legal obligations (tax, subpoena, court order).

3. SMS & mobile information — non-sharing commitment

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other categories of personal information may be shared with our service providers (Stripe for billing, Twilio for message delivery, Resend for email) only as needed to operate iSpeedToClose. Mobile opt-in data and SMS consent records are never shared, sold, rented, or licensed to any third party for any purpose other than delivering the messages the user opted in to receive. 4. Third-party services we use

• Stripe — billing & subscriptions.
• Twilio — SMS & voice delivery (mobile data shared only to deliver opted-in messages, never for marketing).
• RentCast, BatchData — property listings & AVM data.
• Resend — transactional emails (deal alerts, digest, welcome).
• Anthropic Claude — AI deal verdicts.
• DocuSign — electronic signatures for cash-buyer agreements and assignment contracts.

5. Your rights

You can export or delete your workspace at any time from Settings. You may opt out of any SMS communications at any time by replying STOP to any message — opt-outs are honored immediately. If you reside in a jurisdiction with additional data-subject rights (e.g. CCPA/CPRA in California), you may request access, correction, or deletion of your personal data by emailing us. We retain billing records as required by law (typically 7 years).

6. Data security

We use industry-standard technical and organizational measures — encrypted transport (TLS), encrypted-at-rest storage, hashed passwords (bcrypt), and least-privilege access controls — to protect your data. No system is perfectly secure; if we ever detect a breach affecting your data, we will notify you as required by law.

7. Children

iSpeedToClose is not directed to children under 18. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us data, contact us and we will delete it.

8. International users

iSpeedToClose is operated from the United States. If you access the service from outside the U.S., you consent to transfer of your data to the U.S. for processing.

9. Changes to this policy

We may update this policy from time to time. The “last updated” date at the top of this page reflects the most recent change. Material changes will be announced by email or in-app notice.
