SMS Messaging Terms & Consent
iSpeedToClose is a CRM platform for real-estate wholesalers. Our subscribers — independent property wholesalers — send SMS notifications to their own private network of vetted cash buyers about investment-property opportunities matching those buyers' pre-stated buy-box criteria.
This page describes how SMS communication works on iSpeedToClose, the consent we collect from recipients, and how recipients can opt out at any time.
Who sends and receives these messages
- Sender: A real-estate wholesaler who is a registered iSpeedToClose subscriber and the verified holder of the originating phone number.
- Recipient: A private real-estate investor ("cash buyer") who has provided their mobile number directly to that wholesaler and has affirmatively opted in to receive SMS deal alerts.
How recipients opt in
Recipients opt in through one of three documented channels — and we retain proof (timestamp, IP address, and consent-checkbox value) for every opt-in event:
- Written Cash-Buyer Agreement: When a buyer signs a Cash-Buyer Agreement with a wholesaler, they provide their phone number and sign a required checkbox:
"I agree to receive SMS alerts from this wholesaler about investment properties matching my buy-box criteria. Message and data rates may apply. Reply STOP at any time to opt out, HELP for assistance."
- Public lead-capture form: Investors browsing a wholesaler's public property report page (e.g.
ispeedtoclose.com/r/abc123) may submit a capture form with their phone number. The form contains a required consent checkbox with the language above. Form submission proves the opt-in. - Double opt-in confirmation: Within 24 hours of initial signup, the platform sends a confirmation text. Recipients must reply YES to begin receiving ongoing deal alerts.
What recipients will receive
Messages are personalized property notifications and may include:
- The property address, asking price, and after-repair-value (ARV) estimate
- A short link to a public property report page
- An invitation to reply if interested in making an offer
- Occasional follow-up texts on previously-discussed deals
Message frequency varies by wholesaler and by how many deals match the recipient's buy-box criteria. Most recipients receive 1-6 messages per month.
Opt-out / HELP
- Reply STOP at any time to immediately and permanently unsubscribe from a given wholesaler's SMS list. Opt-outs are honored without delay.
- Reply HELP for assistance and contact information.
- Standard message and data rates from your wireless carrier may apply. iSpeedToClose and its subscribers do not charge for SMS messages.
Data privacy & non-sharing commitment
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All categories of personal information, except mobile opt-in data and consent, may be shared with our service providers (e.g. Twilio for message delivery, Stripe for billing) only as needed to operate iSpeedToClose. Mobile opt-in data and SMS consent are never shared with any third party for any purpose other than delivering the messages the user opted in to receive.
Phone numbers collected through any of the three opt-in channels are used solely to send the property-deal alerts described above. See our Privacy Policy for full data-handling details.
What the opt-in checkbox looks like (live on every capture form)
Every public property-report page served at ispeedtoclose.com/r/<token> renders a capture form. The form's SMS opt-in checkbox is unchecked by default, separate from any other agreement, and the submit button is disabled until the box is checked. The exact UI element looks like this:
Sample messages a recipient may receive
- Deal alert: “Hey Mike — new deal in Tampa: 3/2 SFR, ARV ~$295k, asking $182k. Full report: ispeedtoclose.com/r/ab12cd · Reply STOP to opt out.”
- Confirmation (double opt-in): “You're subscribed to [Wholesaler Brand] deal alerts. Msg & data rates may apply. Reply STOP to cancel, HELP for help.”
- Follow-up on previously discussed deal: “Quick check — are you still interested in 4421 Maple St? Seller wants an answer by Friday. Reply STOP to opt out.”
Carrier disclosures
SMS messages are sent via Twilio, a CTIA-compliant US carrier-registered messaging provider. iSpeedToClose subscribers are registered under the A2P 10DLC framework (10-Digit Long Code) for application-to-person messaging. Carriers may filter, label, or block any message that violates their content policies.
Supported carriers
SMS service is available on all major US wireless carriers including AT&T, Verizon, T-Mobile, Sprint, U.S. Cellular, and most regional carriers.
